Position: Mortgage Loan Coordinator I | Division: Res Mortgage Lending | Grade: E03

Work Days: Mon - Fri | Work Hours: 8:30 - 5:30

Purpose of the Position:

  • Coordinates the mortgage process in the roles of processor, shipper, funder, and closer for the completion of Private Bank portfolio mortgage loans and secondary mortgage loans.

  • Primarily responsible for the Lock Desk, pricing, including analyzing market competition, rate sheets and the communication to the sales force of rate changes.

  • Familiar with credit and mortgage loan documentation and ensures all is in accordance with bank policies, legal/regulatory requirements, title commitments, and bank approved loan terms.

  • Serves as a subject matter expert on the Mortgagebot System and other technology solutions.

  • Works closely with bank clients and bank personnel to facilitate the entire loan process from the beginning to the final loan approval, documentation, closing, and loan portfolio management.

  • Assists in the development and maintenance of departmental policies and procedures.

  • Assists Mortgage Loan Origination Manager with operational and compliance projects.

Key Accountabilities:

  • Assists the Mortgage Loan Origination Manager with the coordinating, reviewing, processing and closing function of portfolio mortgage loans and one time close residential construction loans by working closely with the client, Mortgage Officer, Processor, Underwriter, and Loan Closing Coordinator.

  • Enters data into the Mortgagebot Loan System for Private Banking Portfolio, FHA/VA/USDA/CONV mortgage loans.

  • Sets daily mortgage rates in internal and external rate delivery systems.

  • Manages all compliance alerts in the Mortgagebot System to monitor and ensure compliance.

  • Assists in ordering initial items on file such as payoff, VOE, Title, FHA/VA Case #, tax transcripts, LDP/GSA, flood certification, HMDA, NMLS, insurance & data entry.

  • Reviews the accuracy of all supporting documentation for portfolio mortgage and one time close residential construction loan closings and insures compliance with bank policies, title commitments, and approved loan terms. Coordinates corrections and changes to documents prior to loan closing.

  • Processes inquiries from clients and bank personnel regarding the status of loan approvals and closings.

  • Maintains and labels all necessary loan documents in the Mortgagebot LOS system.

  • Reviews all closing costs and pre-paid to include origination, discount, title services, credit, escrows, appraisal, mortgage insurance, transfer taxes, and daily interest. Also responsible for reviewing loan document expiration dates to include rate, lock, pay stubs, contracts, case numbers, etc. as well as resubmits loans for clear to close.

  • Ensures collaboration throughout the portfolio mortgage loan workflow process by communicating with loan officers, underwriters, borrowers, closers, title companies and employers.

  • Communicates well with high net worth customers, insurance agencies, bankers, and any parties necessary for loan file documentation and closings.

  • Assists the Mortgage Loan Origination Manager with the development of department policies and procedures to insure compliance with regulations and achieve optimal efficiency.

  • Assists with the development and maintenance of departmental policies and procedures.

  • Acts as a subject matter expert on loan compliance regulations (including TRID) and leads the Mortgage Department towards compliance with the regulations in coordination with the compliance department.

  • Attends seminars, in-house training opportunities, and uses mortgage publications to stay abreast of compliance requirements and best practices for loan processing. Submits recommendations for procedural or policy changes to Mortgage Loan Origination Manager.

  • Serves as a subject matter expert on the Mortgagebot System and assists Mortgage Loan Origination Manager with product development and system testing. Configures technology solutions to achieve optimal efficiencies in the Mortgage Department.

  • Responds to internal compliance variance reports.

  • Serves as a notary.

  • Provides training and guidance to new Mortgage Loan Officers and staff.

  • Registers and maintains registry as a Mortgage Loan Originator (MLO) with the Nationwide Mortgage Licensing System (NMLS) and Registry and in accordance with the Secure and Fair Enforcement for Mortgage Licensing Act (the S.A.F.E. Act).

  • Meets and maintains financial responsibility, character and general fitness standards along with all other established requirements for an individual Loan Originator (LO) in accordance with Regulation Z.

  • Performs other duties as necessary.

Work Experience Requirements:

  • 6 years of mortgage processing and closing experience on loan origination

  • software.

  • Strong working knowledge of mortgage processing, underwriting and closing guidelines, terminology, legal and title requirements.

  • Strong knowledge of mortgage lending regulations and compliance. Recent industry experience with TRID rules and regulations.

  • Strong time management skills and ability to work independently with little supervision.

  • Excellent math and grammar skills.

  • Strong customer service and communication skills in a customer contact environment.

  • Demonstrated ability to manage multiple tasks, projects and deadlines.

  • Strong analytical, problem solving and organizational skills.

  • 2 years experience in desktop underwriting with DU and LP preferred.

  • Proficiency with investor relations including shipping, funding, perfecting of trailing documents is preferred

  • 3 years underwriting experience is preferred

  • 2 years experience in construction lending preferred

Education Requirements:

  • 4 year College Degree or work equivalent
  • College level real estate courses or continuing education courses on residential real estate is preferred

Other Qualifications:

  • Strong computer skills with word processing and spreadsheet software (Word and Excel)

  • Experience using Mortgagebot system, FISERV, Nautilus, and other bank core systems is a plus

  • Advanced Excel spreadsheet skills is preferred

Other Requirements:

  • Mortgage Loan Originator Eligibility for registry as a Mortgage Loan Originator (MLO) with the Nationwide Mortgage Licensing System (NMLS) and Registry and in accordance with the Secure and Fair Enforcement for Mortgage Licensing Act (the S.A.F.E. Act).
